Hotel in Pattaya?

I will be looking for a hotel in Pattaya for a few days after Songkran. Is there somewhere central (eg within 15 minutes walk from Boystown)which has larger rooms with a safe? I will be with an Asian man so no issue about joiners. I'm not bothered about breakfast. My budget is 3000B a night. Any thoughts appreciated.

Hotels which seem to offer a larger room include The Copa, Four Seasons and Mosaik Apartments. I will look them up on trip advisor.
