Any advice on best monthly rates in Pattaya? Preferably around Sunee and BT area? I searched previous posts but didn't really find much. Other than Mosaik.

It depends on your definition of "best".
If best = lowest possible rate, I'm sure there will be a few dives -check on google maps for accommodation at Eldorado or Ting Tong. No idea what they are like, as I wouldn't stay here.
Flamingo used to be OK, if you want something basic.
If best means high quality, I'm not sure there is anything. The new place across the road from Tuk Com looks quite smart.

Ting tong is good for the price its stayed there last year and staying again this year
