... is the Hotel still open for business while trying to sell? We are going to Rayong for a couple of days in April and thinking of staying there right on the beach.
If it's no longer a going concern could someone please advise.

It is not "right on the beach", at least judging from the photographs. It is on a road that one must cross to get to the beach. Big difference.

Big difference for you maybe. Crossing a road never got me to taxing my brain all that much.
I'll find out all the niggling details for myself thanks . . . and by the way, none of what you say has anything to do with my rather simple question above.

Which reminded me of the conversation I had yesterday, concerning the cost of computer printing ink, which by weight is more expensive than gold. We were wondering if there was a market in places like Thailand for a printer that used a roll of gold leaf instead of ink. There'd only be one colour but it could be rather nice against some black paper, don't you think. I expect there is such a facility up a soi someplace.

Indeed, Hon, we met some time ago. He lived not far from me in St Huberts Is. Im in Killcare/Hardys Bay.

We had a mutual friend who was involved in Jomtien Thani Condotel, but he has I believe passed on and there has been some problems with title - but know nothing further.I know some people in the area who would like to know of the bad news.

First you need to figure out a process to liquidify gold, so the printer catridge can hold and use the gold liquid.

I hate the Central Coast.Sydney is far better.I have a workmate who lives in Kilcare,travels up and down the Coast daily ,2 hours to work,2 hours back in the arvo,works in Sydney ,travels back to Kilcare ,I think he gets off at Woy Woy .Spike Milligans old stomping ground.
Actually the Central Coast is not that expensive compared to Sydney,even though your area of Kilcare is,but I went to look at a small apartment and i mean small at 21SQM in Sydney City yesterday.asking price $248,000! I told him maaaaaaaaaaaaaaate !!!!!!!! I could buy a house for that up on the Central Coast.!

Anyway getting back to the subject old Ron use to be a real estate agent up your way I think.Up at Woy Woy . He s had some bad luck up the Central Coat old Ron and I hope he s ok.

figuring 10% occupancy @ ~$10/night, probably not a goldmine unless furtures or just a place to stay yourself as an excuse to live there., but still worthy of consideration.

I'm not so sure I'd be interested in purchasing a hotel, but it does raise a few questions for me:

What kind of visa would a farang need to own/operate such a hotel?

Could a farang own such a business in their own name, or would it be necessary to form the ubiquitous dummy Thai company with (seven?) Thai share holders?

Even if a farang could own it outright, are there advantages to forming the dummy company in terms of liability? With the Thai company, if there were financial claims against the hotel, would all of the farang owner's personal assets be at risk? In the US, for example, one forms a "limited partnership" or corporation to limit claims against their personal assets to the amount directly invested in the business.

I vaguely recall that there are situations where the farang owner of a Thai business is considered only to "manage" the place, and cannot actually perform work, like waiting tables in a restaurant, or manning a cash register, etc. What is that all about?

Do I understand correctly that the offer only includes the structure and the business operation, and not the soil on which it sits?

I'm pretty sure I just want to sit and quietly enjoy retirement in Thailand, but if I get curious enough, can I just hop on a BKK-Rayong bus on Sukhumvit Rd (in Pattaya) and find my own way to the hotel easily enough? Where do those buses drop one off in Rayong?

I have been mulling this offer over in my mind since it was first posted. Has a new owner been found?

To me, this seemed like too good a deal. As someone mentioned, at the price it would be an inexpensive personal accomodation and any money received as rentals would be gravy. I fear there would be many hidden costs that needed to be investigated.

With the mega towers growing along Jomtien, this relatively undiscovered beach may be the next quieter option with a great future.

Any updates??
