hey guys visiting Pattaya for 1st time keen for recommendations for suitable decent hotels near main gay areas , good massage places and must visit go go bars etc,

All your questions can be answered if you search this forum. If you come in low season all options are available but the more popular venues are already booked for next peak season (Dec-Jan).

You must first decide on whether you wish to stay in the Boyztown area or Jomtien.

what do you recommend ? and sunnee plaza ?
is that both equally near to these 2 areas?

Sunee Plaza is about 10 minutes walk from Boyztown, so you can find a hotel convenient for both.

Jomtien has host bars where the boys wear clothes & no gogo bars. So I usually stay close to Boztown & Sunee.

If you stay in Boyztown, there is always the risk of being kept awake until 6:00am with some loud party at one of the bars. Fortunately these are occasional events, not every night.

It depends on how much you are prepared to pay for your hotel. I stay at the Ambiance because I like being in the centre of the action.The best rooms are of reasonable quality and not that expensive. Copa's are nice too but that is more of an apartment block than a hotel.
However, next time we are also staying for a few days at The Agate in Jomtien. I looked at the hotel a few weeks ago and was most impressed. i was told that direct booking (as opposed to Agoda et al) gets you a better price.
Of course, another issue is whether you want a gay hotel.....Ambiance and Copa are certainly that!

I stay at the Ambiance because I like being in the centre of the action.

It is exactly in the center of action, but name for that action now is "water pipes and roads renovation".

A couple of notes on Agate and Copa. At Copa if you book a top floor suite be aware you are going to hear everything going on in your neighbors bedroom (and they yours) as the sound insulation is very poor. I don’t think the older lower floor rooms have this problem. Agate is quite nosiy as well due to poor insulation both room to room and room to street. If you party late Street noise will be gone when you get home but if you want to sleep before bars close ask for a room that faces the interior court yard.
