Yeah, probably a good deal of truth to that.
Exciting, and also a bit depressing.
Where is the next down market Pattaya?
Sihanoukville, I suspect.

Regarding the advise, only buy the best, I totally agree from an investment perspective, this is very true.
Any opinions though about what to expect now on the prices for more plebian condos like View Talay 2?
I would guess they will move up rapidly also (but not as much as the lux places) just because the neighborhood is tonier.
For example, anything near the Sukhumwit hiso Emporium area is going to be worth more than the boonies just because of the NEIGHBORHOOD.

With developments like La Royale, The Sails, Northshore, Northpoint, and now Majestic Tower all under construction, Pattaya is poised to join the big leagues.

I find this to be a very interesting issue because there are so many things involved here. First of all why Pattaya? What is the draw here ? Does Pattaya have the nicest beaches in all of Thailand? I don't think so. Is it the night life? maybe. Is there that many sex tourist that would spend that kind of money to own a second home?Lets face it sex is the # 1 draw to that area. Are there really that many people who want to retire in Pattata and could afford to do so in such an expensive development? I would guess most that buy are not retired.There are so many issues here I wounder how this would really work out. With developers trying to draw the Ellette upper class to this area would they really be happy here? The beaches are nice but are also small and are not from what I can see maintained them very well. They have spent money to fix them up but then they just leave them to fall apart. (open or broken storm drain lids that many can fall in for example). Can it handle such a population boom? Traffic is bad enough now what will it be like once all these building are done? From what I see crime is on a rise and the police are being accused of corruption and seem to not be doing a antiquate job. Does Pattaya have a construction inspector?Seems to me so many construction jobs are being started and allot fail to be finished all over the place (side walks, building, parks etc.) To me Pattaya falls short in ares like city services like garbage collection, street cleaning, wild dogs and beach and park maintenance to name a few. Is all this a Rodeo Dr like they say in the article or will it just be confined to that building.With Pattaya being they way it is now will all these upper class farangs want to buy there and be satisfied with they way Pattaya is. The good news is this will open up allot of jobs for the Thai people with plenty of money to be maid and allot of business opportunity there also.To me this is a make or break type of project if all goes well you can forget the cheap days of living in Pattaya because the prices for everything will be going up dramatically and those on a fixed budget for retirement will be hard pressed. This also could be a huge flop like the Jontiem complex was 10 yrs ago (but just now is recovering). I don't know to me this is a very interesting issue and will surly change Pattaya as we know it for better or worse. With all this said I love Pattaya and in no way am I trying to downgrade it I'm just wondering how this will change it and if the upper class will love it for what is it as well.

Xstream, I don't doubt you are correct, this is a risk for the developers and certainly the buyers. But you have to realize Pattaya is changing rapidly AWAY from sex 'n sleaze and towards more mainstream appeal. Non Russian Farangs are becoming less important and Asians and Russians more so. There is the new airport closer to Pattaya, massive industry on the eastern seaboad, and the continuing talks about CASINOS. Pattaya will never have a great beach, so the powers that be are looking more towards a Bangkok by the Sea Diverse Playground model. And Pattaya is easy striking distance from Bangkok, and there are rich Thais.

I would bet on the demographics of Jomtien indeed changing and Pattaya prices to move towards Bangkok prices. However, just as in Bangkok there will always be cheaper parts of town.

The actual truth is probably somewhere in the middle. Pattiem, Jomtaya are indeed changing rapidly. The changes that have happened already are dramatic. However, the area does cover a large area and is now definitely a city (or two cities), including a lot of inland area. There is room for a wide diversity of up market, mid market, down market, and slum market, and I think there will be for a long time to come.
Look at Acapulco.

I understand that the View Talay people have just purchased a plot of land behind the Eurostar Inn on which they plan to put an 88-storey condo building. That's right...88 FLOORS!

Kewl. An 88-floor VT right behind Eurostar would block a lot of the views from the 91-floor Majestic. ;-)

I think it would be ethical to advise people when one has a vested interest in something and makes money from it.. I have been told that lmbu makes money
on every sale that he directs to the developer..In fact, you will hear that you can get a better price from him than from the developer..I think when one promotes
something for profit or to plays up to the "right people", they should be upfront about it.. It is amazing how many amazing once in a lifetime opportunities one man
can turn up and offer to his readers... I have even heard some bar owners are afraid of a bad review here and let some run a tab that never gets paid.. Of course, there are those who don't pay the piper and suddenly are not so amazing anymore....meow

All these wonders in Pattaya but TOT nor TT&T can provide a new telephone line service 1km the other side of Sukhumvit Road for three years! Buy New House ok but services, no way!

There has to be more than the development of Pattaya/Jomtien as a tourist destination.

Lets face it all major beach resorts around the world have substantially better beaches than Jomtien

But if the smart money knew thay would get a casino licence, then the beach would not matter.

The cost would not matter. It would be a huge money machine.

I don't know if we have any trillionaires reading, but another thing Pattaya needs is real WORLD CLASS ENTERTAINMENT.
With the numbers of international visitors to this major beach resort of Asia, surely there is a demand for more than DRAG QUEEN SHOWS???!!!!
Think LAS VEGAS of the East, with the gambling AND at least some of the pop shows. How about it trillionaires?

Thats not going to be a good investment that mAjestic and you know it Lonely Wombat.
The point is if you want to rent it out along with the other 90 unit owners in the complex,who is going to rent it from you at the rent price you want?
They would have to be very wealthy retirees.
Even if you want to live there,the strata fees are going to be high.I would just prefer a large studio somewhere in Day Night area.

There is a big difference between 90 floors and 90 units/condos

I dont think this is a retiree investment but more a luxury investment for wealthy Thais and farang, and international

gamblers.

Management fees for condos in any building with elevators are extremely high at a guess again, total fees

could be as high as 4000-5000baht per month. You stick to your slum properties with no doors.

I would suggest if you have to ask how much management fees will be here, you cannot afford to consider buying.
