The price is good and the pictures look nice, but you know how that goes?

The ad copy sounds like it was written by LMTU.

"Next to the river"? I don't think so. At least 300m from the river. And Patpong would be a good 30 minute slog.

Anyway, I've seen it -- it's brand new and owned/run by Indians. It's across from the side entrance of the Holiday Inn Silom, about 6-7 mins walk from the Surasak BTS.

Not exactly a stellar location.
